The flexi hose is the number one flooder here. Renovated kitchens and bathrooms across Artarmon's houses and apartments sit on braided hoses, and they burst with no warning at all, tucked under a vanity or sink where nobody ever looks.

When one bursts in a double-brick bungalow off Artarmon Road or Muttama Road, the water has nowhere to go but through the floor. Solid masonry walls hold it in and push it sideways into the next room.

That renovation pattern is the thread running through most of our urgent work here:

• Braided hoses past their life. Swapping one on a booked visit is a small job; ignoring it until 1am is not. A burst pipe upstream of the mixer does the same damage.
• New fittings on century-old pipework. A modern mixer bolted onto original galvanised lines puts pressure where the old metal is thinnest.
• Hidden runs under solid floors. Federation and bungalow houses from the 1910s to 1930s hide their pipework in places a torch will not reach, which is why leak detection beats guesswork.
• Bathrooms stacked over living rooms. In the apartment blocks clustered by the station, one failed hose becomes three units' problem.
